How your bill is worked out

Your billing authority sets a Band D charge each year, then applies a fixed ratio for your band. County, police, fire and parish precepts are added on top, which is why two neighbouring councils can differ by hundreds of pounds for the same band. Discounts are applied afterwards.

How do I check the council tax band for an address?

What are council tax bands based on?

Bands are based on what the property was worth on 1 April 1991 in England and 1 April 2003 in Wales — not today's value. That is why two similar homes on the same street can sit in different bands.

How much is each council tax band?

Band D is the reference point. Band A is 6/9 of Band D, B is 7/9, C is 8/9, E is 11/9, F is 13/9, G is 15/9 and H is twice Band D. The actual pounds depend on your billing authority, county, police and fire precepts and any parish charge.

Can I challenge my council tax band?

Yes. If you believe the band is wrong you can ask the Valuation Office Agency for a review, free of charge. Strong evidence is similar neighbouring properties in a lower band or a 1991 valuation that does not support the band. Be aware a review can move the band up as well as down.

What discounts can reduce a council tax bill?

A single adult living alone gets 25% off. Full-time students, people with severe mental impairment and some carers are disregarded entirely. Empty and second homes have their own rules, and low income households can apply for council tax reduction.

Does the band change when a property is sold?

Not automatically. A band can be reviewed after a sale if the home has been extended or materially altered, or if it was split into flats or merged back into one dwelling.

Does this cover Scotland?

No. Scotland uses a separate valuation roll managed by the Scottish Assessors, so this checker covers England and Wales only.
