How this house value estimate works
Every sale of a home in England & Wales is registered with HM Land Registry and published as open data. We find the most recent recorded sale for the address you choose, then apply the change in the official UK House Price Index for that local authority between the sale month and the latest published month. That is the same indexing method used across the industry — it reflects what the local market has done, not what has changed inside the home.
What it does not know
- Extensions, loft conversions or a full refurbishment since the last sale.
- Condition, outlook, parking or garden size compared with neighbours.
- Short lease terms, which can reduce a flat’s value significantly.
Treat the figure as a starting point and compare it with recent sales on the same street. For a lender or a sale you still need a surveyor or agent valuation.
