How matching works

  1. STEP 1

    Normalise

    Addresses are standardised and cleaned across all sources.

  2. STEP 2

    Match

    Certificates and transactions are linked on address plus postcode, with confidence scoring.

  3. STEP 3

    Chain

    Transactions are ordered per property to derive holding period and tenure length.

  4. STEP 4

    Enrich

    Coordinates attach flood, heritage and planning constraints; postcodes attach ONS geography, deprivation, fuel poverty, energy use and broadband.

Licensing position

Open Government Licence v3.0

Covers EPC, Price Paid, IMD, ONS, Environment Agency, Historic England, planning.data.gov.uk, DESNZ and Ofcom. Free to copy, adapt and use commercially — including in a paid API — provided the source is attributed.

Attribution we carry

“Contains public sector information licensed under the Open Government Licence v3.0”, plus HM Land Registry Crown copyright and Ordnance Survey AC0000851063 wording wherever polygons or coordinates are reused.

Not open

OS AddressBase Premium and Royal Mail PAF need a commercial licence (or PSGA eligibility). Individual HMLR title registers are chargeable per title. We do not redistribute either — open UPRN is used as the address spine instead.

Licence terms verified against the publishers’ own conditions of use. Terms can change; each ingestion run records the licence version in force at the time of download.
