How Land Registry sold price data works
Every completed sale in England and Wales that gets registered is added to HM Land Registry's price paid dataset. It has covered residential transactions since January 1995 and is refreshed monthly, so it is the most reliable public record of what homes on your street actually changed hands for — far more accurate than a portal's asking price.
What each record tells you
- Price paid — the amount on the transfer deed, not the asking price.
- Date of sale — the completion date, usually published one to two months later.
- Tenure — freehold or leasehold, which matters for flats and some new estates.
- Property type — detached, semi, terraced, flat, and whether it was a new build.
Using sold prices to value a home
Start with the most recent sale on the address, then adjust for price movement in the local authority since that date using the official UK House Price Index. Compare against similar sales in the same postcode in the last 12 months, and take account of any extension or refurbishment since — the certificate floor area on the EPC is a good sanity check for size changes.

Why is my house not showing a sold price?
A home only appears once it has been sold and registered since 1995. Properties that have stayed in the same hands for longer, transfers between family members, repossessions and some new build plots may have no record. Right to buy sales and transfers not for value are also excluded.
How long does it take for a sale to appear?
Sales usually appear one to two months after completion, because the data is published monthly once the transfer has been registered. Recent purchases can take longer during busy periods.
Does the sold price tell me what a property is worth today?

Can I see who owns a property?
