1. What we provide

Address Reports compiles publicly available data about UK properties and presents it as address-level reports and API responses. The service is for information only and does not constitute legal, financial, surveying or investment advice.

2. Using the service

• You must be at least 18 years old to make a purchase.
• Do not use the service for unlawful purposes, harassment, automated scraping beyond your API allowance, or any activity that harms the site or other users.
• We may suspend or restrict access if we reasonably believe terms are being broken.

3. Reports and data

Reports are produced from public and licensed data sources. We aim for accuracy, but we cannot guarantee that every record is complete, up to date or error-free. Data availability varies by area and property. Always verify important details through official sources before making decisions.

4. Payments and refunds

• Prices are shown clearly before purchase and include VAT where applicable.
• Payments are processed securely by Stripe. We do not store full payment card details.
• Because reports are delivered digitally and instantly, we generally do not offer refunds unless the report is materially unavailable or defective. Contact us if you believe something is wrong.

5. API and data licensing

API keys are issued for agreed usage limits. Excessive use, sharing keys, or using the API to build a competing product is not allowed unless covered by a separate licence agreement.

6. Intellectual property

The site design, code, branding and presentation of data belong to Address Reports and its licensors. You may not copy or reuse them without permission. Public-sector data is used under the Open Government Licence v3.0.

7. Limitation of liability

To the extent permitted by law, our total liability for any claim relating to the service is limited to the amount you paid for the report or service in question. We are not liable for decisions you make based on the reports.

8. Changes and governing law

We may update these terms from time to time. The current version will be published on this page. These terms are governed by the laws of Sweden and any disputes will be handled in the Swedish courts.
