What the EPC register is
Every time a home in England, Wales or Northern Ireland is built, sold or rented out, an accredited assessor lodges an Energy Performance Certificate on the national register. The certificate records how efficient the property is on a scale from A to G, how much energy it is expected to use, what it should cost to heat and light, and which improvements would raise the score. Scotland runs its own separate register, so Scottish addresses are not covered here.
The register is public and published under the Open Government Licence. That means you can look up any address, not only your own — useful when you are viewing a property, comparing two homes, or checking what a landlord has on file before you sign a tenancy.

What the EPC bands mean
| Band | Score | What it means |

| A | 92–100 | Very efficient — usually a new build or a deeply retrofitted home. |
| B | 81–91 | Efficient. Common in homes built after 2012 or with a heat pump and solar. |
| C | 69–80 | Good. The target band for most rental and retrofit schemes. |
| D | 55–68 | The most common band in the UK. Room to improve insulation and heating. |
| E | 39–54 | Below average running costs efficiency. Minimum band for letting a home. |
| F | 21–38 | Poor. Cannot normally be let without an exemption. |
| G | 1–20 | Very poor. Expect high bills and significant upgrade work. |

What is the EPC register?
The EPC register is the official government record of every Energy Performance Certificate lodged in England, Wales and Northern Ireland. It holds the property's energy rating, score, floor area, heating type and recommended improvements. Scotland keeps a separate register.

How long is an EPC valid for?
An EPC is valid for ten years from the date of assessment. You can keep using it for sales and lettings during that period, even if the property changes hands, unless you want to show improvements made since.
Why is my property not on the EPC register?
A certificate is only lodged when a property is built, sold or let, so homes that have not changed hands since 2008 may have none. Some listed buildings, places of worship and temporary structures are also exempt.
What is the minimum EPC rating to rent out a property?
Privately rented homes in England and Wales must normally have a rating of E or better under the Minimum Energy Efficiency Standards, unless a valid exemption is registered.
How do I improve my EPC rating?
The certificate itself lists recommended measures, typically loft and cavity wall insulation, low-energy lighting, a hot water cylinder jacket, double glazing, solar panels or a heat pump. The potential band shown above is the rating you would reach if all of them were installed.
