Buying a new build or an older home: what the data says

New build and older homes fail in different ways and cost money at different times. The choice is less about taste than about which set of trade offs suits you.

Energy performance is the clearest difference

Modern homes are built to far tighter fabric standards, and they sit overwhelmingly in the upper energy bands. Older homes, especially pre 1919 solid walled properties, cluster lower and are more expensive to improve. If predictable running costs matter to you, that gap is real and it shows on the certificate.

Where new build costs more than expected

  • Estate management charges on private roads and open space, sometimes on freehold houses.
  • A price that includes a developer premium, which can take a few years of growth to recover on resale.
  • Smaller plots and rooms than an equivalently priced older house.
  • Snagging. Expect a list, and expect to chase it.

Where older homes cost more than expected

  • Heating a poorly insulated building, every winter, indefinitely.
  • Roof, windows, wiring and plumbing renewals arriving in clusters.
  • Damp, timber and structural issues that need specialist advice rather than a quick fix.
  • Restrictions if the building is listed or in a conservation area.

Resale is the honest test

For a new estate, look at what second hand homes on the same development have actually sold for compared with what the developer charged. That single comparison tells you more about the premium than any brochure. For an older home, the equivalent test is how the street has performed relative to the wider area over the last decade.
