How old is my house, and why the age changes everything
Age is shorthand for how a house is built. Once you know roughly when it went up, you can predict the wall construction, the likely problems and most of the running cost story.
Where the age is recorded
- The energy certificate records a construction age band for the main dwelling and for extensions, which is the quickest public source.
- Price paid records show whether the property was sold as a new build, which dates it if the first sale was after 1995.
- Historic maps show when a building first appears on a plot.
- Local authority planning and building control records cover extensions and conversions.
- Title documents sometimes reference the original conveyance from a developer.

Solid walls are the dividing line
The single biggest energy difference in UK housing is whether the external walls have a cavity that can be filled. Cavity wall insulation is comparatively cheap. Insulating a solid wall means either internal linings that lose room space and disturb every fitting, or external cladding that changes the appearance and often needs permission. That is why period homes cluster in the lower energy bands and why their improvement plans look expensive.
Age and maintenance planning
Buildings age in components. Roof coverings, windows, boilers, rewiring and flat roofs all have typical service lives, and the useful question is not how old the house is but when each part was last renewed. A 1900 house with a new roof and rewire is in better shape than a 1985 house that has had neither.
Listed buildings and conservation areas
If the building is listed or sits in a conservation area, changes to windows, doors, roofs and external insulation are controlled. That is not a reason to avoid it, but it does mean the standard energy improvement list may not be available to you, and consent has to come before work.
