The costs the building controls

Heating is the big one, and it is driven by floor area, wall construction, insulation and heating system rather than by your habits alone. This is why the energy certificate is a budgeting document as much as an environmental one. A large, solid walled, off grid home can cost several times what a modern flat costs to keep warm.

  • Water: metered bills scale with occupancy, unmetered bills scale with rateable value.
  • Garden and grounds: hedges, trees and large lawns cost time or money every year.
  • Driveway, gates, private roads and shared drains can carry maintenance obligations.

Budget for maintenance as an annual number

Components fail on a schedule even if it does not feel like it. Boilers, roof coverings, flat roofs, windows, decorating and appliances all need renewing eventually. Setting aside a fixed annual maintenance amount, sized to the age and size of the property, avoids the pattern where every repair feels like an emergency.

Build the number before you offer

Add the council tax, an honest heating estimate based on the certificate, water, insurance, any service charge and a maintenance allowance. Compare that total between the properties you are considering. It often turns out that two homes with the same asking price are hundreds of pounds a month apart to live in.
