Know the whole story of a home before you offer
An estate agent listing tells you what the seller wants you to know. A property report tells you what the public record says: what it last sold for, how efficient it really is, what it costs to run, whether it floods and what the street around it looks like.

What is inside the report
Six official datasets, matched to one address and written in plain English.
Energy performance and running costs
Current and potential EPC band, heating and hot water system, insulation on record, estimated annual energy cost and the improvements the assessor recommended with their indicative savings.
Sale price history and tenure
Every recorded sale on the address since 1995 with dates, prices, freehold or leasehold, new-build flag and how long each owner held the property before selling.
Flood and environmental risk
Environment Agency flood zone for the location, plus whether the property sits inside an area flagged for surface water or river and sea risk.
Listed status and conservation areas
Whether the building is listed and at what grade, and whether it falls inside a conservation area — both change what you can alter and what insulation work is permitted.
Connectivity and utilities
Broadband availability at the address and whether the property is on or off the mains gas grid — a major factor in future heating costs.
The street and the neighbourhood
Deprivation decile, area fuel poverty rate, typical energy consumption and the EPC band mix of surrounding homes, so you can see how this property compares to its street.
When people buy one
Before you offer
See what the seller paid, how long they have owned it and whether the asking price tracks the street.
Before you renovate
Check listed and conservation constraints and the EPC improvements already recommended for the property.
Before you let it
Confirm the EPC band against minimum energy efficiency standards and see what it would take to reach C.

Questions
- What is in a property report?
- The full EPC record and recommended improvements, every HM Land Registry sale on that address with tenure and how long each owner held it, flood risk, listed building and conservation area status, gas grid and broadband availability, plus deprivation decile and area energy statistics for the surrounding LSOA.
- Is this a survey?
- No. A report is desk-based research compiled from official public datasets. It tells you what is on record about the property and the street. It does not replace a RICS survey, a valuation or a conveyancing search pack.
- Where does the data come from?
- EPC certificates (DLUHC), Price Paid Data (HM Land Registry), Flood Map for Planning (Environment Agency), the National Heritage List (Historic England), Index of Multiple Deprivation and geography lookups (ONS), and sub-national energy statistics (DESNZ). All are published under the Open Government Licence.
- Can I buy a report for a property I do not own?
- Yes. Every dataset used is public record, so you can research any address in England and Wales before you offer on it.
- How quickly do I get it?
- Immediately. Reports are generated from the matched database the moment you buy, and stay in your account to download or share with your solicitor.
